Officials are to conduct a study around a potential 800-acre data center campus in Prince William County, Northern Virginia.

The Prince William Board of County Supervisors voted this week to to initiate the study of a comprehensive plan amendment.

According to the Prince William Times, The Board will commission a study looking at converting 800 acres of agricultural land on Pageland Lane near the Manassas National Battlefield Park, as well as the 4.5-mile Pageland Lane corridor to allow for more data center development.

Sixteen landowners requested the amendment to the Comprehensive Plan to change land-use designation from agricultural zoning to technology zoning for a development dubbed the ‘PWC Digital Gateway’.

If the CPA is approved by the county board, it would pave the way for up to 21 million square feet of data centers across 27 parcels. Previous reports suggest the parcels would be combined by a single unnamed data center firm for development.

Even if the amendment is agreed to, landowners would still need to request and receive approvals for rezonings and possibly special use permits before any data center construction could begin.

The proposal is separate from efforts to re-examine and possibly resize its designated data center zoning map.

The current overlay district, known as the Data Center Opportunity Zone Overlay District, was created in 2016 as a special zone designed to house data centers without impacting the rest of the private and historical properties in the area. Currently covering 10,000 acres around the Manassas Regional Airport, and in areas along Route 234, Interstate 66, Route 234, and in Woodbridge.
