An unknown developer is looking to build a 2.3 million sq ft data center park on the outskirts of Minneapolis, Minnesota.

First reported by BizJournal, Project Mercury LLC is seeking to develop a large industrial park in Dakota County’s Rosemount.

The developer is looking to develop either data centers or light industrial and commercial facilities.

According to an Alternative Urban Areawide Review (AUAR) page published by the Minnesota Environmental Quality Board and by the City of Rosemount, the Rich Valley East Industrial Development seeks to develop 333 acres located at County Road 42 and Emery Avenue E from existing farmland to the data center or industrial, business park, and commercial uses.

Scenario 1 includes multiple buildings for a total of 2.3 million square feet (213,675 sqm) of data center development. This would require an amendment to the City of Rosemount’s current 2040 Comprehensive Plan.

Scenario 2 would include multiple buildings for a total of 1,29 million sq ft of proposed light industrial use, 646,670 sq ft of business park, and 560,000 sq ft of community commercial development.

The area is bounded by 140th Street to the north, Emery Avenue E to the east, 145th Street to the south, and Driver Avenue to the west. The site is currently agricultural-zoned (AG) land with no existing buildings. The proposed development is anticipated to begin in August 2024.

Project Mercury’s contact is listed as Erin Carlson of commercial real estate company GSDR. BJ notes the current owner of the site is local utility Great River Energy. Neither provided comment to the publication.

The proposals are open to comments on the AUAR page until November 27.
