Amazon has acquired three data centers it occupies in Sterling, Virginia, from its landlord.

Citing Loudoun County property records, BizJournal reports Amazon Data Services acquired a 33-acre assemblage known as TransDulles Centre 2 at 45900 Pathfinder Plaza on June 24 for $135.75 million.

The site is home to three one-story data centers totaling about 442,000 square feet (41,065 sqm).

Built in 2017, AWS is thought to already be a tenant of the facilities.

CBRE was previously the owner of the three buildings. The company’s Global Investors unit acquired 45900, 45930, and 45950 Pathfinder Plaza in 2018; at the time CBRE said the site was fully leased to a “global cloud computing platform.”

BJ notes the seller was CPUS Sterling LP, formerly CPUS AWS Portfolio LP. That entity’s general partner, CPUS Sterling GP LLC, shares an address previously associated with CBRE Global Investors, which became CBRE Investment Management.

Though long the data center capital of the world, Virginia’s Loudoun County has been tightening regulations around where data centers can be built in the county. Several companies have been trying to grandfather in data center zoning to sites as a long-term hedge amid a crackdown on by-right use by county officials.

Amazon has a major data center presence across Virginia and Loudoun County. BJ notes the company owns 26 parcels totaling 514 acres in Loudoun, citing data downloaded from the county's website – though this figure doesn’t include property it owns through affiliates or space it leases via third parties.
