Amazon has been confirmed as the end user for a large new data center campus being developed in Herndon, in Virginia’s Fairfax County.

BizJournal reports Amazon Data Services Inc. this month filed paperwork informing Fairfax County that it is completing state air pollution control permit applications for two data centers identified as IAD-500 and IAD-501 at 13860 and 13876 Redskin Drive.

In the application, the Amazon subsidiary said it was applying to the Virginia Department of Environmental Quality for a minor New Source Review permit to “install 72 stationary engine generators and two transitory generators” at a new site in Fairfax County, Virginia.

The addresses match the first two planned facilities within Renaissance Technology Park, a 60-acre industrial park Starwood Capital is redeveloping into a data center park.

Starwood affiliate RP Industrial Owner LLC filed to demolish a number of warehouse buildings within the 60-acre Renaissance Park in 2021 for a phased development of four data centers totaling 2.14 million sq ft (198,810 sqm).

RP Industrial Owner LLC acquired the site in June 2019 for $134.1 million. Most of the buildings set for demolition were built between the early 1970s and mid-1980s.

A building permit application for the first new data center, at 13860 Redskin Drive, was submitted in December and approved in February. The application for 13876 Redskin Drive was submitted in June and remains under review.

Starwood also acquired a nearby former NFL sports ground last year adjacent to the Renaissance site.

Starwood and Amazon didn’t reply to BJ’s request for comment.

According to a report from the county, Amazon has three existing data centers in Fairfax – two along Westfax Drive and one at the corner of Virginia Mallory and Avion Parkway in Chantilly.

The company is also developing another campus at 7951 and 7961 Loisdale Road in Springfield, and is thought to be linked to Perspecta’s development at 13600 EDS Drive in Herndon.

Peterson Co. get approval for Stafford campus

Peterson Companies has been given the green light for a campus in Stafford, Virginia.

The privately-owned real estate development company last week announced it had been granted rezoning approval granted by the Stafford County board of supervisors for its planned data center campus.

Set on just over 500 acres of land on the east side of U.S. Route 1 at I-95, the Stafford Technology Campus could feature up to 23 data center buildings totaling 5.8 million square feet (538,835 sqm) with six on-site substations. Construction is due to start next year, with the first phase due live in 2027.

“Stafford Technology Campus represents a groundbreaking economic development project for Stafford County, and we are pleased with the Board of Supervisors' recent vote to approve the project,” said Taylor Chess, senior managing director of development for Peterson Companies. “This approval allows us to bring significant investment to the region's infrastructure, foster economic growth, and create hundreds of well-paying jobs.”

As well as funding new roads and bridges and four water and sewer infrastructure projects, Peterson will also provide four acres to Stafford County for the construction of a new fire station and contribute $1.5 million in funding to support fire and rescue services.

First proposed last year, the Stafford board voted 6-1 to approve the project earlier this month.

“I am confident that this is the ideal location for this transformative project, situated alongside a 63-acre buffer. The County is encouraged that the project will assist in the construction of a reclaimed water system, eliminating the need to use potable water and helping to preserve water resources. Additionally, a $58 million investment in our utilities infrastructure will save our customers on future water and sewer fees,” said Chairwoman of the Stafford Board of Supervisors Meg Bohmke.

“I’m deeply appreciative of the County staff, Peterson Companies, Amazon, and my fellow Board members for their tremendous dedication and thoughtfulness in ensuring this project delivers the best possible outcome for Stafford County.”

Amazon is also developing a data center campus in Stafford County.

While not largely known for its data center developments, the company has previously partnered with Stack Infrastructure for a campus in Prince William County’s Manassas, Virginia.

The company is also planning a 2.1 million sq ft (195,100 sqm) campus in Virginia's Culpeper County and recently filed to build a two-building campus in Dulles, Loudoun County.

Hiddenwood Assemblage group defers application

An application to rezone land in Arcola, in Virginia’s Loudoun County, has been paused.

Loudoun Now reports an application was scheduled for a final decision on the proposal by the Board of Supervisors this month as been deferred at the request of the Hiddenwood Assemblage.

Those living on Hiddenwood Lane are keen to sell their land after the Board of Supervisors approved a data center development owned by JK Land Holdings on the parcel adjacent to the homes, and filed to rezone the land to allow for data center use.

The assemblage were requesting to rezone the land from Countryside Residential–1 to Planned Development–Industrial Park – the applicants suggested the site could host three data centers totaling 756,025 square feet.

The application received narrow support from the Planning Commission in May, but is opposed by community members of the neighboring Briarfield Estates, who say they would be surrounded on all sides by data centers. It was originally set to go before the county board in July.

“We deferred our application to allow us more time to work with board members,” an assemblage representative told Loudoun Now this month. “Without an approval of our rezoning from the board, there are no other viable options that allow us to move on with our lives.”
