Compass Datacenters has acquired land in the El Mirage area of Phoenix, Arizona, and plans to develop a new data center campus there.

BizJournal reports Dermody Properties has sold off another block of its land in El Mirage at the LogistiCenter at Copperwing industrial complex.

Citing data from Vizzda, Dermody sold 121 acres on the southwest corner of El Mirage Road and Peoria Ave. to Dallas-based Compass for $79.3 million.

Previous reports suggest the company is planning a three-building, 108MW campus known as PHX II. Each single-story, 36MW building would total 208,000 sq ft (19,300 sqm).

Proposals were submitted in a site plan review request to the El Mirage Planning and Zoning Commission in February 2024.

The company has a 190-acre, 242MW campus in the Goodyear area of the city. The company broke ground there in 2019.

Microsoft is also present in El Mirage, Maricopa County. Dermody recently sold another 280 acres in the area to the company.

The LogistiCenter at Copperwing is a 961-acre industrial park owned by Dermody.

Phoenix is a major data center hub, with the Mesa area a major hub. Companies including EdgeCore, Meta, Novva, Apple, CyrusOne, NTT, Stack, Stream, Prime, Aligned, Iron Mountain, Vantage, Compass, QTS, EdgeConneX, Expedient, and H5 are all present.

Microsoft operates a cloud region out of the area. Amazon is planning two campuses in Mesa, while landowner Pacific Proving is also planning to develop a large campus in the state.
