Set on more than seven acres, the site comprises a 134,745 sq ft (12,520 sqm) Tier II quality data center and four-story office. The site features 96,915 sq ft (9,005 sqm) of data center floor area and 35,430 sq ft (3,290 sqm) of office space.

The site has five data halls over two continuous single-story data centers and a four-story office building (buildings one and two). Building three provides electrical services. Each data center has generators (eight in total offering 6.2MW), cooling towers, and dock access.

The property features 8.5MW of electrical connected load. The power provider, Duquesne Light Company, has confirmed in writing that the power service can be upgraded to offer up to 11MW without adding additional lines. Due to current demand, power service to the site is 3.75MW with a pathway to 11MW.

Built in three phases from 1983 to 2010, the facility is described as a “rare opportunity to acquire an operational and recently vacated facility, with the potential to implement a strategic lease-up plan for multi-tenant office use.”

The site was previously occupied by Xerox-owned Affiliated Computer Services. It’s unclear when the company left, and if there were any interim tenants.

Last year another data center along Campbells Run Road, previously occupied by Verizon, was put up for sale.
