US colocation firm DataBank has broken ground on a new data center in Virginia’s Loudoun County.

The company this week announced that it has begun construction of its third data center on Red Rum Drive in Ashburn.

The new facility, known as IAD4, and the surrounding five acres of land, are being developed in collaboration with GI Partners. It will join DataBank’s two existing facilities (IAD1 and IAD3) in operation on the existing 13-acre campus.

Set to go live in Q1 2026, IAD4 will provide an additional 20MW of power and 70,000 square feet (6,500 sqm) of raised floor space.

“This new site demonstrates DataBank’s ability to creatively source additional space and power in extremely constrained markets,” said Raul K. Martynek, DataBank CEO. “By expanding this Ashburn campus, DataBank is responding to the northern VA market’s surging need for colocation space and power that can support the AI applications of the future.”

The expansion will take the company’s Ashburn campus to 70MW and 375,000 sq ft (34,840 sqm) of data center space.

DataBank currently operates three other facilities in Virginia; IAD1 and IAD3 in Ashburn and IAD2 in McLean. In total, the three sites offer 52.6MW across 368,350 sq ft (34,220 sqm). The company also acquired 85 acres of land in Culpeper, Virginia, for a data center campus late last year.

In its own announcement, investment firm GI Partners said it was leasing the entirety of the new two-story facility to DataBank. Construction work is set to complete in Q2 2025. GI noted it owns two other buildings on the same campus, both fully leased to DataBank.

The firm said it owns six data center assets in Northern Virginia totaling more than 1 million sq ft.

“Ashburn and Loudoun County as a whole is the largest and most active data center hub in the world and this project represents another example of GI’s extensive value creation capabilities in data centers,” said Tony Lin, managing director of GI. “GI has a proven track record in strategically adding value to existing and newly acquired data center assets and this project adds to that long list.”
