County Supervisors will decide the fate of the Greenlin Park data center project along the Dulles Greenway in Virginia's Loudoun County next month.

As reported by the Loudoun Times Mirror, JK Land Holdings is seeking to rezone 81 acres on the north side of Dulles Greenway, and west of Sycolin Road, to Industrial Park for a data center development.

The Chuck Kuhn-owned business aims to build 2.1m sq ft (195,096 sqm) of data center and utility substation space on the site.

The Loudoun County Planning Commission voted in favor of the project in July 2024, but during the September 11 Council meeting, supervisors chose to postpone a decision.

Concerns remain about the project, with staff wanting to see "specific building layouts," and disputes over the building height. Industrial Park zoning allows building heights of 60 feet, but county staff want to limit Greenlin Park to 36 feet.

JK Land Holdings has not yet shared specific details, as it does not have an end-user in mind.

Concerns were again raised about the lack of capacity available on the electric grid. During the July meeting, Charles Yudd from JK Land Holdings said that the company was "evaluating very seriously the concepts of alternative energy sources."

Several County Supervisors have said that a "yes" vote is by no means guaranteed at the October 16 meeting.

The Greenlin Park site is close to several industrial developments. To the northwest of the parcel lies a 323-acre Microsoft data center campus, and to the east of a FedEx distribution facility and a planned data center campus by TA Realty.

In February 2023, quarry company Luck Stone applied for a data center development along nearby Cochran Mill Road. That application would see 500,000 sq ft (46,450 sqm) of data center space built in the initial phase.
