An office and data center previously occupied by Verizon is up for sale or lease in Pittsburgh, Pennsylvania.

Colliers and Sampson Morris Group are offering the property at 5400 Campbells Run Road for sale or lease.

Sat on 10 acres and built around 1959, the 130,000 sq ft (12,080 sqm) subdividable office and data center are available for $8.9 million or leased at $7.95 p sq ft triple net lease (NNN) for the whole building.

This property is zoned C-5, suitable for light manufacturing, R&D, office, data and call centers, commercial recreation, and more. Colliers suggested the site would be an opportunity as a data center, R&D, medical lab, or manufacturing site.

The site includes 3MW of power, as well as an on-site redundancy and 2MW backup generator. The existing data room comes with 400 KW UPS, expandable to 1.2MW.

US real estate firm Sampson Morris is also offering 5440 and 5460 at Campbells Run Road, two office complexes also part of the Campbells Run Business Park.

Local company listings suggest the site was previously a Verizon Mega Center; it’s unclear when Verizon left the property. The complex was reportedly originally built for the Calgon Carbon Corporation in the 1950s.
