H5 Data Centers has announced its Ashburn data center site in Virginia has already been fully leased to an unnamed hyperscale client.

In a LinkedIn post, the company said: “The new tenant is a leader in their industry, known for their robust infrastructure requirements and cutting-edge technological innovations. Their decision to lease H5 Ashburn underscores our commitment to providing top tier, scalable data center solutions that meet the needs of the most demanding users.”

Located at Beaumeade Circle in Loudoun County, the facility is not expected to go live until later this year.

Construction began in March 2023 and saw the company demolish the existing facility for the new building.

The new facility is expected to offer 42MW across 255,000 sq ft (23,690 sqm).

H5 operates more than three million square feet of data center space in 20 US markets. In 2022, it bought seven Vxchnge data centers across the US totaling more than 250,000 sq ft (23,200 sqm) as well as the 505 Marquette carrier hotel in Albuquerque, New Mexico. It also applied to renovate a Cleveland data center. In 2021 it announced a 20,000 sq ft, 3MW expansion at its Atlanta data center, and acquired a data center in Cincinnati, Ohio.

Earlier this year, a report from JLL said around 83 percent of the under-construction supply was already pre-leased, with vacancy levels reaching a record low of 3.7 percent in 2023.
