An office and data center is up for sale in a sale-leasback deal in Salt Lake City, Utah.

Via LoopNet, Colliers is offering Building F at 1385 W 2200 S in the West Valley City area. The listing price is $3.8 million.

Set on just under two acres, the facility was built in 1986 and totals 32,400 sq ft (3,010 sqm) across multiple stories. The size of the data center wasn’t shared.

The owner will leaseback first floor of the building, leaving 20,000 sq ft (1,860 sqm) available for an owner-user

“The leaseback will be for the entire first floor of the building (10,470 sq ft/972 sqm), which consists of a data center and traditional office space,” according to Colliers. “The leaseback will be at a rate of $18 PSF, full service (less electrical and in-suite janitorial), will have a primary term of 10 years, and will have two 5-year renewal options."

The site is currently likely occupied by Syringa Networks, a regional fiber network and managed service provider headquartered in Boise, Idaho.

Acquired by the company in 2011, the facility was set to serve both as the home office for the company’s Utah operations and as a regional Central Office (CO) for telecommunications equipment and network interconnections.

Other occupants of the building currently or have previously included the Certified Careers Institute, McGraw-Hill Construction, Flagship Financial Group, and 1st Metropolitan Mortgage.
