Real estate firm Prologis and data center company Skybox have filed to build two more data centers in Austin, Texas.
In two filings with the Texas Department of Licensing and Regulation, the companies have filed to build Skybox - Austin 2 in Pflugerville in Travis County and Skybox - Hutto 1 in Hutto in Williamson County.
In Pflugerville, the companies aim to invest $63 million developing a 148,500 sq ft (13,800 sqm) shell and core data center, its second there. The proposed project would include a two-story office and single-story data center. Construction would run from December 2023 to October 2024.
In Hutto, the companies plan to invest $83 million developing a 253,730 sq ft ((23,575 sqm) data center at 4200 County Road 132. The proposed project – the first on the site – would include a two-story office and single-story data center. Construction would run from January 2024 to November 2024.
Corgan is the named design firm on both projects.
Skybox first partnered with Prologis in early 2021, when the two companies filed to convert an empty warehouse owned by the real estate firm into a data center in Elk Grove, Illinois.
The companies announced plans for a 30MW, 141,240 square-foot (13,100 sqm) facility Pflugerville in March 2022. Ground was broken on Skybox Austin I in June 2022 and the facility is close to completion. The site was previously said to be master-planned to support two 141,000 sq ft facilities.
In Hutto, the companies acquired 220 acres from the City of Hutto in August 2022. In May 2023 plans for a 600MW ‘PowerCampus’ were announced. The site can host up to eight buildings in various build-to-suit configurations.
The companies are also partnering for a 100MW build-to-suit campus in the Plano area of Dallas, and two potential developments in Virginia.
Prologis is one of a number of logistics & warehouse industrial real estate firms looking to move into or expand their existing presence in the data center space. The likes of Segro, GLP, ESR, P3, and others are also looking to develop facilities in the US, Europe, and Asia Pacific.
Skybox has previously sold a data center in Houston, Texas, to Element Critical.
