Aphorio Carter has acquired a data center outside Denver, Colorado.

Aphorio Carter Critical Infrastructure Fund, LLC announced today that it has acquired the Centennial Data Center in Centennial, Arapahoe County, for approximately $7.3 million. The seller wasn't shared.

The site spans 2.67 acres and features more than 30,000 square feet (2,790 sqm) of space, three generator backup systems, and AC/DC power rooms.

Aphorio Carter said the property is a colocation data center fully leased to two "high-profile, Fortune 500 companies."

One of the tenants is described as a "globally recognized leader in the digital infrastructure industry;" the other is a "major global telecommunications company and one of the largest wireless carriers in the US."

Terms of the leases were not shared.

"We are thrilled to further expand our data center portfolio with the acquisition of the Centennial Data Center, aiming to deliver additional value for our investors," said John Regan, chief investment officer of Aphorio Carter.

He continued: "Strategically located in Colorado with top-tier tenants and strong investment fundamentals, the facility is an accretive addition for Aphorio Carter. As the demand for data centers and data processing continues to soar, our ability to successfully execute deals in the technology infrastructure space, like this acquisition, reaffirms our commitment to aggregating a strong portfolio of critical assets in the US and creating value through data center real estate."

Though Aphorio Carter doesn’t list the address, the description and an image on the company’s website match 9706 E Easter Avenue in Englewood.

Built in 1999 and set on 2.67 acres, the single-story facility was previously listed as a data center for sale and described as "100 percent leased to two high-profile tenants."

The facility is partly leased to Equinix, which operates the site as its DE1 data center. The site was previously operated by Switch and Data until Equinix acquired the company in 2010.

XO Communication, acquired by Verizon in 2016, is also listed as having a data center at 9706 E Easter Avenue.

Aphorio Carter is a Carter Funds company investing in income-producing, mission-critical infrastructure, data centers, and other high-growth, technology-related real estate. The Carter Funds group previously included major data center investor Carter Validus – which was renamed Sila Realty Trust and eventually sold its data centers to Mapletree Investment Trust.

The company said this latest acquisition marks Aphorio Carter's sixth critical infrastructure real estate purchase within the last two years, bringing its portfolio to $193 million in assets under management.

In February 2023, Aphorio Carter acquired a data center in Bryan, Texas, leased to colo firm Fibertown. It later acquired a leased data center in Tucson, Arizona. November saw the company acquire a fully leased enterprise data center property in Collierville, Tennessee for approximately $13 million.

Flexential, Expedient, and DataBank also operate data centers in the Centennial area of Denver.
