Local landowner Chuck Kuhn has spent around $141 million on acquiring properties in Manassas, Virginia, for data center developments.

Thus far, Kuhn has purchased 10 parcels spanning 58 acres, reports the Washington Business Journal.

The parcels are located between University Boulevard and Industrial Road, near the Prince William Parkway and George Mason University Science and Technology Campus.

According to WBJ, Kuhn purchased most of the parcels in August of this year via his JK Land Holdings LLC firm. Kuhn reportedly has additional parcels under contract.

Kuhn confirmed to WBJ that the parcels are planned for data center development, adding that they carry industrial zoning that enables data centers as a by-right development,

“I think we will be able to bring a lot of value to the county, including high-paying jobs and strong tax revenue,” Kuhn said.

Kuhn sold 124 acres just three miles north of the parcels to Microsoft in March of this year for $465.5m.

In August 2024, JK Land Holdings acquired the Ashburn, Virginia, headquarters of Telos Corporation for a data center campus. The company also purchased 108 acres in Ashburn in February 2024.

Manassas, the county seat of Prince William County though technically a separate jurisdiction, has a major data center market, with several hyperscalers currently developing data center campuses in the area.

Amazon has acquired land in Manassas three separate times this year - 140 acres in January, 91 acres in May, and 39 acres in September. Microsoft has also begun work on a data center site.

Other developers looking at Manassas include Digital Realty, and Stack Infrastructure is looking to expand a 150MW campus in the city.
