Virginia's Spotsylvania County has approved land rezoning requests for the Hunters Ridge Office Park development, reports the Free Lance-Star.

The 127-acre parcel of land has been rezoned from rural and industrial and will see data centers developed on the site. The project is known as the Hunter's Ridge development.

The land in question is around 127 acres outside Fredericksburg, immediately south of 4110 Overview Drive and Mills Drive, and just east of Cosner Drive. The land has been rezoned from Rural District (RU) to Industrial-2 (I-2) to develop data centers.

This latest request was filed by Hunter's Ridge LLC, a King George-based company, and does not seem to be associated with a number of Amazon developments in the area.

According to a Hunter's Ridge representative, the data centers at the site will be built in three phases, with the first phase including two data centers with a combined 900,000 sq ft (83,613 sqm) of floor space. Plans suggest the following two phases will see another six buildings developed.

The data centers will have to meet a range of requirements surrounding water usage, noise limits, buffers, and building height limits of 110ft maximum.

It will also have to use a new water reuse system which could take up to two years to build. In the meantime, the data center would be allowed to use the county's drinking water.

In addition to data center rezoning, Hunter's Ridge included several other land uses in its application including restaurants, arts and craft studios, and fuel stations to facilities for medical, recreational, and scientific research uses. According to the company, this was a contingency in case "the market changes."

Residents at the meeting voiced concerns about the development, including concerns about noise, quality of life, and health impacts among others. Supervisor Lori Hayes stated that the county staff's work on data center development proposals has effectively "mitigated what their impact could be."

The Hunter's Ridge development is the latest of five proposed for the area.

In June 2023, Amazon filed for four data center campuses in the county: the Summit Crossing Tech Campus, the Carter’s Store Tech Campus, the Cosner Tech Campus, and part of the Orrock Tech Campus, all of which received rezoning approval this month.
